Renting • Renting Guide

Renting a home can be a complicated and frustrating undertaking, particularly if you are unsure of the process. To help make things as straightforward as possible, we have outlined the key stages in our ‘Renting Guide’.

Register with JustinKinsella & Assoc

To find the perfect property for you, we need to tailor our searches to your exact requirements. You can advise us of these by registering online, by phone or by paying a visit to us where our staff can assist you with your search.

With a clear understanding of your requirements we will access all properties that match your criteria and, equally importantly, omit those that do not.

When you have registered, details of suitable properties will be sent to you by email.

Viewings

Viewings can be conducted 6 days a week, outside of normal working hours, and can be booked on-line at www.justinkinsella.com.During property viewings the landlord will not always be present. Sometimes a landlord gives us specific times for viewings, although we do ask them to be as flexible as possible. We normally keep keys and can access the property to suit your availability. You should also ensure that anyone likely to share in the decision views the property as well.

After the viewing we need to know if you have any questions or if you are interested in buying the property. So please allow time to discuss your thoughts with us.

Please be on time for viewings. We will arrange to meet you at the property.

Making an Offer

As soon as you've found a suitable property, we'll put your offer to the landlord. It’s important not to delay as properties can be snapped up by other prospective tenants. If you decide to proceed with the rental we will require the following:

Payment of a security deposit - usually the equivalent of one month's rent
A current bank reference
If you are relocating from abroad, we recommend you bring a letter of introduction
A previous landlord's reference, if possible
An employer's reference
If self-employed, a professional reference - i.e. from an accountant or solicitor
A guarantor may be required

It should be noted that all lettings are subject to the prospective tenant providing satisfactory references. You will be asked to sign a letting agreement. When the rent exceeds €19,000 per year the tenant is due to pay stamp duty of 1% of the annual rent, plus a stamping charge of €12.50.

References can be faxed to (01) 4903538.
